 What I do and what you can expect from me...

  • Review your list of needs and wants in a home and help you determine the price range of homes you can consider.
  • Answer your questions about the market you're interested in and help you compare homes from one neighbourhood to the next. It's my responsibility to know these markets thoroughly and to stay on top of new home listings for you.
  • Introduce you to a broad range of possible homes. As a Realtor® I have direct access to the Multiple Listings Service® (MLS®) database, which provides details on a wide variety of properties in the market you're exploring. This exceeds what is available on public websites including MLS.ca by providing more information, better searching and instant updates compared with the 2-3 day delay for new listings on public websites.
  • Make the appointments to show you potential homes at times that work for your schedule - here's your chance to ask as many questions as possible about the homes and neighbourhood options you're considering. If I don't have all the answers I will do the research to make sure your questions are addressed.
  • Provide you the contacts necessary to arrange the best mortgage possible for you.
  • Act as a mediator to head off potential conflicts between you and home seller, draw up legally binding contracts and assist you with all the details required to complete the transaction successfully.

What does it cost you as the buyer?

The re-sale real estate market is based on commissions. As a small business owner, I dont' get paid an hourly rate or a salary. I'm only paid when you decide to have me represent you in purchasing a home.

In the MLS® system, real estate brokerages cooperate with each other in a commission sharing system which means that I can show you and help you buy a home listed with any company that is a member of the Calgary Real Estate Board. 

The good news for you is that within this system, the commissions are paid by the seller to their Real Estate Brokerage, which in turn pays my brokerage.

How are buyers represented?

Although you are not directly paying me as your representative, we will be within a relationship called 'agency' under which I will owe you fiduciary duties including:

  • Undivided Loyalty
  • Confidentiality
  • Full Disclosure
  • Obedience of your lawful instructions
  • Reasonable care and skill
  • Full accounting
